Oky so I told you so !  Now that opinions are shared, AND the moral of the story is timing, the message is still vaild and I believe the intent here was to add more practical advice so as to infrom people about their HOME ROOTS and RISK !

I don’t believe it was made with ill intent.  Just reality.

That said, anything lower than the Rockies is in my opinion considered flood plain. 

WHY … ???

That nasty Secondary WAVE… and I don’t even want to have a discussion on the subject.  Nasty people conjured that one up, yours to deal with.  God may have promised no more floods, but Hell never made such promises.

All I can do is give you the HEADS UP as soon as I’m aware of it.  Working on it, re-calculating BASELINES based on ‘HEAT’ differentials.

Hey it’s slow going keeping track of variables and making adjustments on the fly !

What can I say ??? Be my guess if someone thinks theyhave a better faster way.  I’m all EYES & EARS! ! !
