AS YOU HAVE NO DOUBT NOTICED THERE IS LITTLE A TENANT CAN DO BUT OBEY THE LAW IF THE EVICTION IS LEGALLY DELIVERED BY A LANDLORD ON GOOD FAITH.
IT IS ALWAYS LONG AFTER THE FACT OF BEING EVICTED AND IN THE BEST OF CIRCUMSTANCES A WITCH HUNT TRYING TO OBTAIN BAD FAITH EVIDENCE ON THE PART OF THE LANDLORD’S CONDUCT.
MY SUGGESTION IS SIMPLE…
OFFER LONG TERM TENANTS THAT HAVE BEEN WITH LANDLORDS MORE TIME THAN JUST 60 DAYS NOTICE AS A MATTER OF GOOD FAITH AND DECENT CONDUCT BY THE LANDLORD.
DO SOMETHING ALONG THE LINES OF EMPLOYMENT LAW FOR NOTICE.
THE LONGER THERE THE LINGER THE EVICTION NOTICE ON GOOD FAITH TO ALLOW THE TENANT SOME MEASURE OF SECURITY IN BEING DISPLACED AFTER HAVING LIVED AT THAT ADDRESS FOR SO LONG AND TRYING TO COME UP WITH AN EQUALLY GOOD PLACE TO MOVE.
IT IS NOT DIFFICULT TO IMPLEMENT THE CHANGES IN THE RTA, FIR THE LANDLORD ON GOOD FAITH, AND COMMON SENSE SOCIAL STANDARD OF CARE OWED TO A LONG TERM TENANT.
GOING FURTHER… A GOOD LANDLORD MAY HAVE TO HELP A LONG TERM TENANT IN SOME WAY.
